With Phase III of Naples Square at 5th Avenue South and Goodlette-Frank Road in Old Naples now under construction, the award-winning Ronto Group is continuing to refine plans for The Shoppes at Naples Square. The project will be a combination of retail and restaurant space that will be developed on the eastern edge of the Naples Square condominium site. The 300-unit condominium development’s success to date reflects the luxury homebuyer market’s preference for a maintenance free, walkable, bikeable lifestyle with easy access to all of downtown’s attractions. Phase I was sold out before completion in December 2015, while the more recently finished Phase II building has one unit remaining for purchase. Ronto is accepting purchase agreements for residences in the newly designed and enhanced Phase III.
Naples Square has transformed how people live in downtown Naples. With zoning of up to 150,000 square feet of commercial space already approved, Ronto envisions The Shoppes at Naples Square as a project that will compliment Naples Square’s walkable lifestyle. The Shoppes are expected to provide residents with choices of casual and full-service upscale dining, all with outdoor seating, literally within steps of their residences. Plans for the Shoppes at Naples Square are actively being developed.
Gulfshore Playhouse has finalized its purchase of a three-acre tract within Naples Square, a purchase that will add a new dimension to Ronto’s vision of a community that enriches the entire Downtown District while providing its residents with a truly walkable lifestyle. As planned, Gulfshore Playhouse will build a multimillion-dollar, 56,000 square feet complex that will include two theaters and an education wing. The complex will be located at Goodlette-Frank Road and First Avenue South on the northern end of Naples Square. The presence of the Gulfshore Playhouse complex will put a regional theater literally at the doorsteps of Naples Squares’ residents and be easily accessible to downtown residents. The Gulfshore Playhouse complex will enhance the appeal of The Shoppes at Naples Square for prospective tenants.
The Shoppes at Naples Square will have a positive impact on the vibrancy of the downtown district. For residents of Naples Square, the impact will be even more significant. With the introduction of the Shoppes, the Naples Square project will become a self-sufficient neighborhood within downtown that offers residents immediate, walkable, “roll out of bed” accessibility to dining, shopping and convenience retail. That combination of connection and accessibility is at the heart of Ronto’s vision at Naples Square. The community’s lushly landscaped streetscapes lined with palm trees and native vegetation, roundabouts, and water features have enhanced the overall look and feel of the downtown district. A dedicated public linear park will line Goodlette-Frank on the extreme eastern edge of the Naples Square site. The linear park will contribute to Naples Square’s grand sense of entry and reinforces the community’s lifestyle that is focused on walkability and connectivity to downtown.
One residence in Naples Square’s completed Phase II building remains available for purchase and features Ronto’s Franklin floor plan. Priced at $1,449,670, the two-story Franklin residence offers 3,378 square feet, including 2,857 square feet under air, a 196-square foot private balcony, and a private oversized one-car garage accessed from the residence. The plan presents three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330-square foot flex room, the owner’s suite, a guest suite, a laundry room, and a glass tube elevator. Three Phase II furnished models are open for viewing with a sales associate.

Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors brought a modern coastal look with an urban feeling to the 2,264 square feet Phase II Denison model.
Eight Phase III one and two-story floor plans from 1,460 to 3,238 square feet under air are base-priced from $695,000 to $1,550,000. The two and three-bedroom plus den plans feature 10’ ceilings, open-air terraces, and designer kitchens with an enhanced appliance package. The Phase III Dorset and Emerson plans have sold out, and just nine of the 19 residences that will feature the popular Dover floor plan remain available.
Phase III residents will enjoy a courtyard amenity deck with a 780-square foot pool that is 29% larger than the Phase I and Phase II pools. The design includes tables under a pavilion that is adjacent to the pool. Gas grills with sinks and seating areas with fire pits will enhance the outdoor cooking and socializing experience. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area. Other amenities include a fitness center, secure under-building parking, private storage, and bicycle storage within the garage.
