The Ronto Group announced it has broken ground on the construction of 73 luxurious Phase II residences at Naples Square in downtown Naples. With binding and pending sales contracts worth $32.5 million already processed, Phase II is nearly 50% sold. Nine floor plans, three of which are sold out, are included in Phase II. Naples Square is being developed by Ronto at 5th Avenue South and Goodlette-Frank Road. The community will connect 5th Avenue South to Bayfront with access on 10th Street via a redesigned segment of 3rd Avenue South within Naples Square.
Naples Square’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,800 square feet under air with open-concept living areas and open-air terraces priced from the $600’s continue to attract homebuyers. Seventy-three Phase I residences are scheduled for completion by the end of November. Seventy Phase I sales contracts worth $57 million have been processed and three Phase I residences remain available. Three previously sold Phase I models are expected to open this month.
The Phase II residences will present luxurious standard finishes, including porcelain tile flooring up to 24” x 24” in the living areas, kitchens and baths, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and separate laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. The kitchens include KitchenAid Architect Series II stainless steel appliances, European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull-out spray faucet, and multiple granite and quartz countertop options that are three centimeters thick. The master bath features marble-topped vanities with dual sinks, large showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet.
Base-priced at $615,000, the Phase II Alton great room plan features 1,268 square feet of living space plus a 235 square feet balcony. The Alton includes two bedrooms and two full baths. The great room and owner’s bedroom open to the balcony. The kitchen’s bar and food preparation area includes a double stainless steel sink, dishwasher and seating. The plan’s open feeling continues with a dining area that merges with the great room’s seating area. The plan includes a walk-in closet in the owner’s bedroom, and a separate laundry room.
The two-bedroom plus den, two-bath Phase II Ballard plan offers 1,529 square feet of living space plus a 203 square feet balcony and is base-priced at $700,000. The great room, master bedroom, and guest bedroom open to the balcony. An optional pocketing door is available to provide ensuite guest quarters. An island in the kitchen offers seating, a stainless steel sink, dishwasher and a food preparation area.
Now base-priced at $785,000, the Phase II Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,843 square feet of living space and a 238 square feet balcony. The great room, master bedroom, and guest bedroom open to the balcony. The plan features a kitchen with a peninsula bar and food preparation area with a double sink and dishwasher. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and tub and separate vanities.
With its private oversized one-car garage accessed from the residence and a walk-out 227 square feet balcony adjoining the home’s entry on the ground floor, the Phase II Dartmouth plan lives like a townhome. Base-priced at $750,000, the plan features 2,175 square feet with three bedrooms, a den, three baths, a family room, dining room, and an island kitchen with bar seating. The owner’s suite includes walk-in closets, a bath with separate vanities, a soaking tub, and a glass-enclosed shower.
Naples Square’s Phase II Denison plan offers 2,264 square feet and a 290 square feet balcony. Based priced at $975,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with bar seating, and a wraparound balcony. The owner’s suite includes a bedroom with a private balcony, walk-in closets, and a bath with a soaking tub, glass-enclosed shower, and a separate water closet. A penthouse Denison residence on Phase II’s top floor is base-priced at $1.075 million.
The Phase II Essex floor plan provides 2,470 square feet with a spacious living room, dining room, and an island kitchen with bar seating. The re-designed plan includes 602 square feet of balcony space with balconies located on both sides of the residence, one accessed by the great room, owner’s bedroom, and a guest bedroom, the other by an enlarged den and a second guest bedroom. The Phase II Essex plan is base-priced at $1.175 million.
The two-story Phase II Franklin plan offers 2,857 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. An optional elevator is available. The Phase II Franklin features a private oversized one-car garage accessed from the residence and is base-priced at $1,325,000.
