Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors is creating the interior design for the common areas in the Phase III building at Naples Square. Naples Square is being developed by The Ronto Group at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. The community’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South. Phase III construction is on schedule for completion next spring.
Phase III sales transactions worth more than $62 million have been processed to date and the building is more than 70% sold. Less than two dozen Phase III residences remains available. Two of the three furnished Phase III models that were available for purchase with a leaseback have sold. All three will remain open for viewing upon completion of construction. Three of the Phase III floor plans, the Barton, Dorset and Emerson plans, are sold out. Three previously sold Phase II furnished models remain open for viewing with a sales associate.
Gaddis’ design concept for the Phase III common areas will create an ambiance that reflects Urban Downtown Living for the active Neapolitan. As planned, visitors to the building will be greeted by the sounds of water bubbling from a stunning back-lit water wall in the first-floor lobby. Cerulean Blue accents within a handblown glass chandelier will add a hint of whimsy to the lobby’s sophisticated backgrounds that will include a modern version of tongue-in-groove wall coverings that will offer a bit of coastal flair. Cross-cut cool gray travertine flooring with horizontal veining will be installed to form a mitered pattern throughout the space and a custom upholstered bench in a soft greige will offer a place to sit while waiting for the elevator.
The resident floor lobbies will showcase irregular hand-blown glass chandeliers and feature walls with large mirrors and wood surrounds that will provide a bit of glitz. Light, warm-brown wood tile with a gray wash in a herringbone pattern will invite residents and guests into the residence quarters and will transition into the custom geometric patterned carpet leading down the residential hallways. The hallway ceilings will be lit with LED tape lighting while wall accents will also feature the modern tongue-in-groove detail to add texture and a bit of a coastal influence. The color palette throughout the residential floor lobbies and hallways will be a neutral-toned warm greige with hints of cerulean blue.
Phase III residents will enjoy a re-designed courtyard amenity deck with an enlarged pool deck and a 780-square foot pool that is 29% larger than the pools included in the Phase I and Phase II buildings. The new design also includes two tables under the pavilion that is adjacent to the pool. Gas grills with sinks and seating areas with firepits will enhance the outdoor experience. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Gaddis’ design will create a relaxed setting in the club room. As planned, the primary social space will offer comfortable seating for a large group while still being warm and inviting for a more intimate group. Hidden large scale LED ring lighting will accent a circular ceiling detail and plays tricks on the eye. Soft neutral sofas and leather swivel chairs will offer a multi-functional place for easy conversation. The design’s open kitchen will include counter stools offering a place for gathering while preparing dinner with friends and enjoying the buzz from the pool area. Twisted LED pendants will hang over the kitchen area’s thick mitered Sile stone countertops. The pool table will be situated in a room just off the club room’s social space and will include high-top bar tables and a beverage center. Other building amenities include a fitness center, secure under-building parking, private storage, and bicycle storage within the garage.
Gaddis is also designing the interior of the Phase III Dover model, one of three Phase III furnished models. Eight Phase III one and two-story floor plans from 1,460 to 3,238 square feet under air are base-priced from $764,000 to $1,724,500. The Phase III plans offer newly designed, enlarged, and re-named iterations of Naples Square’s Phase I residences. The two and three-bedroom plus den plans feature 10’ ceilings, open-air terraces, and designer kitchens with an enhanced appliance package with a gas cooktop and hood and a wall mounted oven and microwave.
Based on the 2,264 square feet Phase I Denison plan, the Phase III Dover floor plan offers 2,397 square feet plus a 314 square feet open-air balcony. Base-priced at $1,221,000, the plan features three bedrooms, a den, three baths, a great room and dining room, an island kitchen with counter height bar seating, and an L-shaped balcony that wraps around the corner of the building. The great room, dining room, and one of the guest bedrooms open to the balcony. The owner’s suite includes a bedroom with a private balcony, double walk-in closets and a bath with his and her vanities, a soaking tub, glass-enclosed shower, and a separate water closet. The Phase III Dover is available with eastern, southern, western, northern, and courtyard exposures. Just five of the Dover residences remain available.
Baer’s Furniture’s Linda Kaufman is creating the interior for the Biltmore model. The Biltmore plan reflects the enhanced Phase III space sequences. Base-priced at $927,500, the 1,698 square feet under air two-bedroom plus den plan is based on the 1,529 square feet Phase I Ballard plan. In addition to offering 11% more air-conditioned space, the Biltmore’s terrace is 20% larger and measures 242 square feet. Each Biltmore residence will overlook the Phase III building’s landscaped courtyard. The great room plan includes a counter-height island kitchen with a stainless-steel sink, dishwasher and a food preparation area. The great room, owner’s bedroom, and guest bedroom open to the terrace. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and his and her vanities. A furnished Biltmore model is available for $1,110,000 with a leaseback.
Robb & Stucky’s Ingrid De Villiers is designing the Chatham model. Fashioned after the Phase I Chelsea plan, the Phase III Chatham two-bedroom plus den, two-and-a-half bath floor plan is base-priced at $985,000 and includes 1,883 square feet under air and a 260 square feet open-air balcony. The great room, owner’s bedroom, and guest bedroom all open to the balcony. Ceiling details are included in the foyer and den. The flowing plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The powder bath is located in a hallway leading to the laundry room. The owner’s suite includes double walk-in closets and a bath with a glass-enclosed shower and tub and his and her vanities. Six residences showcasing the Chatham floor plan are available. Two remaining Phase III Chatham penthouses are both west facing and priced at $1,066,500 and $1,081,100.
