The Ronto Group reported that the Phase II residences at Naples Square continue to generate strong sales. Now under construction, Phase II will include 73 luxurious residences. With binding and pending sales contracts worth $34 million already processed, Phase II is nearly 50% sold. Nine floor plans, three of which are sold out, are included in the Phase II offering. Naples Square is being developed by Ronto at 5th Avenue South and Goodlette-Frank Road. Naples Square will bring a welcomed sense of cohesion to downtown by connecting 5th Avenue South to Bayfront with access on 10th Street via 3rd Avenue South. Vehicular, pedestrian, and bicycle traffic will flow easily from 10th Street to Bayfront on a redesigned segment of 3rd Avenue South between 10th and Goodlette-Frank Road within Naples Square.
Base-priced at $615,000, the Alton great room plan is one of the available Phase II floor plans and features 1,268 square feet of living space plus a 235 square feet balcony. The Alton includes two bedrooms and two full baths. The great room and owner’s bedroom open to the balcony. The kitchen’s counter height bar and food preparation area includes a double stainless steel sink, dishwasher and seating. Naples Square’s Phase II Denison plan offers 2,264 square feet of living space and a 290 square feet balcony. Based priced at $990,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony accessed from the family room, dining room, and one of the guest bedrooms. The owner’s suite includes a bedroom with a private balcony, walk-in closets, and a bath with separate vanities, a soaking tub, glass-enclosed shower, and a separate water closet. A penthouse Denison residence on Phase II’s top floor is base-priced at $1,090,000.
The two-story Phase II Franklin plan offers 2,857 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. An optional elevator is available. A glass enclosed shower, soaking tub, and separate vanities are included in the master bath. The Phase II Franklin features a private oversized one-car garage accessed directly from the residence and is base-priced at $1,350,000.
The Phase II residences will present the extraordinary level of livability and luxurious finishes that are the hallmarks of Naples Square. As sales at Phase II indicate, Naples Square’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,800 square feet under air with open-concept living areas, open-air terraces, and controlled access under-building parking priced from the $600’s continue to hold strong appeal for homebuyers. Seventy-three Phase I residences remain on schedule for completion and move-in by early December. Seventy-one binding Phase I sales contracts worth nearly $60 million have been processed and just two Phase I residences remain available. Three previously sold, designer-decorated, furnished Phase I model residences are expected to be open for viewing by mid-December.
The Third Avenue South streetscape that will bisect Naples Square, including the pavered roadway, curbs, sidewalks and the community’s signature fountains, is also nearing completion. The Third Avenue South streetscape will enhance the visual appeal of downtown and make Ronto’s vision of a walk-able lifestyle that brings a new level of connectivity to the downtown district a reality. Residents of Naples Square, as well as visitors and residents elsewhere in Old Naples, will enjoy more immediate access to shopping, dining, and entertainment venues throughout the entire downtown district from Bayfront west to the beach.
