The Ronto Group announced that one Phase III residence featuring the Biltmore floor plan remains available at Naples Square in downtown Naples. Priced at $1,125,000 fully-furnished, the remaining Biltmore showcases an interior design by Baer’s Furniture’s Linda Kaufman. Two Biltmore residences were sold in the past two weeks. Ronto has now processed Phase III sales contracts worth $65 million and less than 20 Phase III residences remain available. Phase III construction is on schedule for completion next spring. Located at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples, Naples Square’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South.
Naples Square’s Phase III residents will enjoy a re-designed courtyard amenity deck with an enlarged pool deck and a 780-square foot pool that is 29% larger than the pools included in the Phase I and Phase II buildings. Three previously sold Phase II furnished models remain open for viewing with a sales associate.
The Biltmore floor plan offers an ideal pied-a-terre and reflects the enhanced Phase III space sequences. The 1,698 square feet under air two-bedroom plus den plan is based on the 1,529 square feet Phase I Ballard plan. In addition to offering 11% more air-conditioned space, the Biltmore’s terrace is 20% larger and measures 242 square feet. Each Biltmore residence overlooks the Phase III building’s landscaped courtyard. The great room plan includes a counter-height island kitchen with a stainless-steel sink, dishwasher and a food preparation area. The great room, owner’s bedroom, and guest bedroom all open to the terrace. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and his and her vanities.
Kaufman has envisioned the residence 204 Biltmore model as a cherished pied-a-terre to be enjoyed by owners who look forward to spending getaway visits to Naples in their own beautifully appointed quarters. With that in mind, her design will convey a current transitional Florida design style. Agreeable Grey wall tones will be accented by shades of turquoise, whites, and silvers that will be presented in the model’s accessories, accent pillows, and wall coverings. The color palette will play against flooring with a streaked Carrara marble look. Visitors to the residence will be greeted in a foyer with colorful glazed or wallpapered wall treatments, a handsome silver entry chest with a stone top, a clean-lined mirror, and a prominent art piece.
As planned, the great room’s feature wall will be covered with grass cloth and include an architectural detail. A silver media console and a pair of sconces will convey a subtle note of elegance. The inviting space will be furnished with an off-white sofa accented by geometric turquoise pillows, a pair of side chairs finished with a turquoise green fabric, and a clean-lined oval-shaped white cocktail table. Both the great room and the adjoining dining area will open to a covered balcony overlooking the Phase III building’s lushly landscaped amenity deck. A contemporary dining table will feature a stainless-steel base and a Carrara marble top and will be surrounded by oval stainless-steel chairs by Bernhardt with an exciting fabric. A wall in the dining area will be graced by a colorful art piece. The adjacent kitchen will feature island and perimeter cabinetry finished in a white tone and topped by marble counters. A neutral-toned glass tile backsplash will complete the look.
Kauffman has created an exciting look for an entire wall in the Biltmore model’s den. Four large mirrors will be used to create a large square set against a background of turquoise grass cloth. A clean-lined 60-inch long open-faced console will be centered against the wall treatment and serve as a work space that will easily accommodate a laptop. Kaufman will bring flexibility to the space with a sleeper sofa and a pair of furry ottomans that can be used for additional seating or as a cocktail table. A dimensional white media console against the wall opposite the sofa will further enhance the flexibility of the space and provide an ideal setting for computer work, television viewing, or reading. Colorful artwork will unify the room’s color palette.
The color palette and flooring in the owner’s suite will continue the look found throughout the residence. A hallway leading from the suite’s vestibule will be flanked by spacious walk-in closets. A fully-upholstered bed finished with a turquoise fabric and exciting nail-head accents will serve as a design highlight in the bedroom. The bed will be flanked by lightly finished, clean-lined nightstands. The dresser will have a similar finish. As planned, the bedroom will also feature a whimsical side chair in one corner. The owner’s bedroom will open to the Biltmore model’s inviting covered balcony that will include a comfortable dining space, two chaise lounges, and an end table. The classic neutral owner’s bath will present a white double-vanity cabinet with a very light marble countertop. The walk-in shower will be finished with marble that features a bit more of a colorful look.
The Ronto Group is also developing the gated TwinEagles golf course community in North Naples that offers a traditional country club lifestyle. Less than 30 purchase opportunities are available at TwinEagles, including furnished models, unfurnished move-in ready homes, and buildable home sites with water, preserve and golf course views. Ronto’s Seaglass high-rise tower at Bonita Bay is nearing completion. Three furnished Seaglass models are open for viewing with a sales associate.
